Background
Skye Suites is a striking 25-storey high-rise development in Sydney, featuring 73 luxury guest suites. Designed by renowned Tokyo-born Sydney architect Koichi Takada, the building combines heritage and contemporary architecture. At street level, Arc retains the character of a 19th-century warehouse with red-brick columns and elegant arches, while twin towers rise above, crowned by distinctive arched ribs that create a unique architectural statement.
To support the demands of a premium accommodation environment, the development required a robust and efficient commercial hot water system capable of delivering consistent performance for guests.

The project required a hot water solution capable of meeting the demands of a luxury high-rise building while accommodating the architectural and aesthetic requirements of the development.
A key challenge was minimising the visual impact of multiple flue terminals on the building's exterior, which can detract from the design of premium developments. The solution needed to balance performance, efficiency and aesthetics without compromising reliability.

Rinnai designed and supplied a customised commercial hot water solution consisting of four Demand Duo systems equipped with Heavy Duty Water Heaters.
A key feature of the installation was the implementation of a common flue system, allowing multiple water heaters to utilise a shared flue arrangement. This innovative approach reduced the number of external flue penetrations and minimised the visual impact on the building's façade while maintaining optimal system performance and efficiency.
